Ben Adams Architects has completed the refurbishment of two private offices in central London at 15-17 Macklin Street and Tower House on 10 Southampton Street, WC2. Both Category A spaces are within the Seven Dials Estate conservation area of the London Borough of Camden and both successfully achieved permission for the addition of a rooftop extension, often contentious with planners.
The project at 15-17 Macklin Street involved the integration of two existing derelict properties to provide 5 floors of category A office space. Working with local conservation groups a series of key interventions have been made to modernise the building. Existing arches at street level have been fully glazed to provide a more active street presence, while enlarged replacement windows allow natural light to penetrate deep into the building plan. Two floors of stepping glazed extensions – uniting differences in height between the two properties and working within a complex rights to light envelope – provide dramatic views over Covent Garden back towards the River Thames.
Tower House at 10 Southampton Street involved the fit-out of 3 floors within an existing office building with additional alterations including a double height tower room and roof terrace. The main reception fronting onto Southampton Street has been given a striking bespoke timber cladding treatment.
